# Analytics

> See occupancy, revenue and booking performance for your property — average daily rate, length of stay, lead time and monthly occupancy.

## What is Analytics?

**Analytics** is the reporting page for your workspace. It turns your reservations into performance numbers — how much you earn per night, how full your units are, how far in advance guests book — without any manual data entry.

Open it from **Analytics** in the sidebar, under **Reservations & Guests**.

## What metrics are available?

The page has two tabs: **Revenue** and **Units**.

The **Revenue** tab shows the headline numbers for the whole workspace:

| **Avg. Daily Rate**     | Average revenue earned per occupied night                             |

| **Guest Loyalty**       | Share of repeat guests                                                |
| **Total Reservations**  | Total bookings counted in the current window                          |
| **Occupancy Trend**     | How occupancy moves over time, as a chart                             |
| **Booking Lead Time**   | How far ahead of arrival guests book, as a distribution               |

## How is occupancy reported?

The **Units** tab is the occupancy view. For the selected month it shows how many rooms were **Occupied**, how many were **Available**, how many bookings are still **Unassigned** (booked, but no specific unit picked yet), and the resulting **occupancy rate** as a percentage.

Below that you get a month-over-month comparison against the previous month, and a twelve-month occupancy trend chart for the year — so a quiet February is visible next to a full August rather than in isolation.

## How do I change the period?

Use the arrows either side of the month name on the **Units** tab to step backwards and forwards through months. Each step reloads the occupancy figures for that month.

The **Revenue** tab is not filtered by hand. It covers a rolling window around today — roughly the past twelve months of completed business plus the next twelve months of bookings already on the books — so upcoming demand is included, not just history.

  Analytics is part of the reservations capability. If your plan does not include reservations, the **Analytics** page is not available — every chart on it is calculated from booking data, so there would be nothing to show.

## Who can see Analytics?

Viewing analytics requires the permission to view analytics. Staff without it do not see the **Analytics** entry in the sidebar at all, and cannot open the page directly. This is deliberate: revenue figures for the whole property are usually not something a cleaner or a front-desk shift needs.

  If a number looks wrong, check the **Unassigned** count first. Bookings that have not been given a specific unit are real revenue but do not count as an occupied room, so a large unassigned figure will drag the occupancy rate down.

## What if the page is empty?

A brand-new workspace shows an onboarding panel instead of charts: there are no reservations yet, so there is nothing to measure. The tabs and charts appear automatically once bookings start flowing through — every reservation adds a data point.

If a specific month has no recorded occupancy, that month shows a short "no occupancy data" message rather than an empty chart.

## Common use cases

* **Pricing review** — compare average daily rate against occupancy rate month by month to see whether a rate change actually earned more.
* **Season planning** — read the twelve-month occupancy trend to spot the shoulder months worth promoting.
* **Booking window** — use booking lead time to decide how early to open rates and when last-minute discounts make sense.
* **Guest retention** — track the repeat-guest share to see whether returning visitors are growing.
* **Daily occupancy check** — open the **Units** tab to see how many spaces are occupied, free, or waiting for a unit assignment this month.
